Building it in from day one also means the insulation contractor can coordinate directly with the framing and rough-in trades on sequencing, rather than working around finished walls, which is typically faster and cleaner for the whole schedule.
Energy-code context for Flagstaff builds
New construction in Arizona is subject to the energy code adopted by the local jurisdiction, generally based on the International Energy Conservation Code (IECC), with amendments set at the state and local level. Inspection timing: what to plan the schedule around
- Framing inspection first. Framing, rough electrical, rough plumbing, and rough mechanical typically need to pass inspection before insulation goes in, since inspectors need to see the structure and rough-in with cavities still open.
- Insulation inspection before cover-up. Most jurisdictions require an insulation inspection to verify R-value and installation quality before drywall or other wall/ceiling finishes are installed — scheduling this promptly after the foam cures keeps the project moving instead of holding up drywall crews.
- Documentation matters. Keep product data sheets and application records for the spray foam used on the project; some jurisdictions and energy code paths want this on file for the permit record, particularly where the foam is being used to meet a performance path rather than a straight prescriptive R-value.
Coordinating the insulation contractor’s schedule with your framing and rough-in trades up front — rather than calling once everything else is “basically done” — is the single biggest thing builders can do to keep this from becoming a schedule bottleneck.
Vapor barriers and air-sealing: what changes with spray foam
One practical advantage for builders: closed-cell spray foam at sufficient thickness functions as both insulation and an air/vapor control layer in one step, which can simplify a wall assembly that would otherwise need a separate poly vapor barrier and a separate air-sealing pass with caulk and gaskets at every penetration. That said, vapor barrier requirements are climate-zone and assembly-specific, and some assemblies still call for additional vapor control depending on cladding type and interior finish — this is exactly the kind of detail worth confirming with your plans examiner or code consultant during design, not after foam is already in the walls.
Open-cell foam, by contrast, is vapor-permeable and generally does not act as a vapor barrier on its own, which matters for which assemblies it’s appropriate for.
